Don’t miss out on achieving BREEAM Excellent, by dealing with these key items at planning stage. While there are many pathways to success, the most effective and cost-efficient strategies begin before planning consent is granted. By securing certain key credits early, project teams not only strengthen their BREEAM outcomes but also embed sustainable principles into the design of the development.
The following pre-planning actions are particularly valuable in driving performance, avoiding costly redesigns later, and setting a clear trajectory towards BREEAM Excellent:
- Tra 01 Transport assessment & travel plan: Complete a site-specific assessment and draft travel plan early, using it to influence site layout and connectivity.
- Mat 01 Options appraisal: Review 3–4 superstructure alternatives (e.g., steel, concrete, timber), this can be aligned with Whole Life Carbon assessments for the GLA.
- Mat 03 Sustainable procurement: Ensure the Principal Contractor (if appointed) has a sustainable procurement plan in place.
- Wst 03 Operational waste: Design and install dedicated waste and recycling storage in the shell only build (this cannot be left for tenant fit out).
- Wst 05 Climate change adaptation: Commission a specialist study to confirm resilience to future climate conditions.
- Wst 06 Functional adaptability: Have the architect complete a study showing how internal spaces could be reconfigured in the future.
- Le 02 Ecology survey: Undertake a detailed ecological survey in accordance with BREEAM standards and share findings with stakeholders.
Achieving BREEAM Excellent is far more than a checklist exercise, it requires strategic planning and early integration of sustainability measures. By securing these pre-planning credits, project teams can ensure the buildings are fit for purpose and reduce assessment costs whilst creating commercial space that works for the future occupants.
