Hodkinson Consultancy is pleased to have supported the successful Gateway 2 approval of Bow Common Phase 2. Achieving Gateway 2 consent represents a key milestone in progressing the project through the Building Safety Regulator process.

Located in the London Borough of Tower Hamlets, the development comprises a series of new apartment blocks, incorporating ground floor commercial space. It is the second phase of the wider Bow Common development, and the first to be subject to the new Gateway 2 process.

Our contribution included the delivery of energy and overheating services, alongside the preparation of the statutory Part L and Part O compliance statements. Working closely with the wider design team, we supported the scheme’s alignment with current Building Regulations, with particular focus on operational energy performance and mitigating overheating risk in a dense urban context.

The approval reflects a coordinated and rigorous approach to building safety, sustainability and occupant comfort, ensuring the development is well positioned to progress into construction.

We look forward to continuing our involvement as the scheme moves forward on site.
