When Developments Will Be Impacted by the Next Building Regulations

The Future Homes and Building Standards (FHS) are expected later this year, following recent Government updates. The charts below reflect the latest information and indicate whether your development must comply. Other than requirement for PV, none of the other requirements have been confirmed yet.

The consultation also proposed to alter the definition of commencement, therefore tightening grandfathering rules. The proposal was to define commencement based on the completion of the foundations and the lowest floor.

Two of the greatest impacts on developments that are progressing under current or previous regulations will be:

• Many more will fall into the new FHS rules when previous revisions excluded them.
• The standstill period required in a BSR Gateway 2 programme will need to consider transitional periods to avoid having to redesign to FHS requirements.
